My mortgage was sold to this company and we tried to contact them to get our interest rate reduced from the ridiculous 9% we pay every month. They made us filll out volumes of papers to eventually contact us and tell us since our payments were not late and we were not in foreclosure they could not help us! Imagine that, were trying to be proactive because these payments are killing us and they would do nothing. It is companies like this that have assisted to place this county in this economic crisis.

Not honest with their fees, Not honest their Operations. Their Attorney plead guilty for fraud and
not honest with their client and sentence in dept of justice court for more than ten years.
this croocks still doing Mortgage under this and other
names were is the justice. most of their clients loss their homes. Justice is all I seek.

I purchased a Santafe in 1993, my home was fully paid for by 02/2005. To this day I have NOT been given my lien release and since IKE *** near demolished my home completely my ins. believes they dont have to pay ME but instead they have to pay Vanderbilt Mortgage instead!! Of course they get a check and say.. "oh look its pennies from heaven and we dont have to worry about its rightful owners" So now I am without repairs or money to do them due to all of this.. how wonderful!

I suffered for years with Vanderbilt screwing me year after year and now this!

We paid all fees in cashier's checks to reinstate our mortgage by deadline given. Trustee accepted payments and forwarded the lender's check to American Home Mortgage that day. Three weeks later, I learned that they had not accepted the payment (said it was in "the wrong amount, " which was amazing because it was the exact amount we were instructed to pay). On top of that, they said they had "mailed the check back" to us.

We never received the check. Had to hire our attorney to intervene. We assumed that it had been lost in the mail, so we went to our bank to stop payment on the check> It was then that we found out that American Home Mortgage had cashed it five days previously (the same check they said they had mailed back to us). They held that check for 25 FULL DAYS before cashing it! And that means they lied when they said they had mailed it back.

Our mortgage is fully reinstated, but now we are hit with additional fees: attorney fees and another late fee for this month's mortgage payment because wouldn't accept this month's payment, insisting we were still owing all the full mortgage reinstatement amount. This is a crooked company. I would recommend that no one use them. Stay as far away from them as possible.

Every month i am late with my paymnts, reason is debt problems. when i requested some type of assistance i was advised there is no method in hsbc that would allow me to get back on track this info was given to me probably by your collection depmnt that calls unenudated times monthly beginning with the 5th . collection calls means nothing to me.I am not behind just late, minor help would benefit both in many cases your co. is so greedy for money this is why you are losing as well
late chrges maybe benefitual to your co. in the long
run both still lose. i can pay on time your co should be willing to help in such cases
