Loss Draft Department
We were effected by Hurricane Ike over 3 months ago. Our insurance company has sent us a check for the damages that was indorsed to us and HomEq Services. We have still not received the first installment. Every time that we call, they tell us that they don't have all the info that they need to send us a check. I know for a fact that this is not true because the check was attached to the documents. I fax and re-fax and still we can't get results. In the meantime prices are going up and more damage to our home is occuring. Tarps only keep out so much water.

Unscrupulous Practices
I was forced into this refinance by the broker - who threatened to hit me with over $10k in fees if I didn't sign. I had an ARM with Wells, which was coming due, and he told me there was no way they were going to come in at anything below 9%. 1 week before the HomEq deal I received my papers from Wells, and the payment was $20/month lower than the one I was being offered by HomEq. AND - this bit ate up another $20k of my equity. I owe $167, 000 on my house, the county is taxing me on $207, 000 - and I don't believe, right now, I could sell it for $160, 000.

Last year, I lost my job. HomEq "offered" to help me by deferring payments. But they never deferred anything. They took the 8/1/07 payment and spread it out across 7 months - making me owe $250 more a month. At the time, they also reassessed my escrow for $25 a month. I asked about this, and was assured twice that the addl escrow was included in the repayment. I received the deferrment plan - which listed specifically the total amount due in that 7 months, plus the penalties and fees for deferring. I paid every month, on time, as agreed. And, in fact, I decided to pay extra because I didn't see how the $25 was included -- plus I wanted to make sure the $58.21 late fee was paid up front. In December, unbeknownst to me, the clerk shorted my payment to make up for the over payments. Every month, for 7 months I gave the same story... In March I called twice, and was assurred that my account was up to date - and that my last payment would be my last payment. Three days after making my last payment (april 9) I was notified that I owed $500+ in late fees, and that my April payment had NOT been made, because it was short. I called, spoke with two people, who, after very lengthy conversations, agreed with me after I walked them through. I paid an additional $80 to make up the shortage (THEY figured this out). Adn then proceeded to pay the actual amount due... They have been harrassing me ever since. They call every day, but someone is only on the line every other day.

Now, with myhusband unable to find work as well, and work for me drying up... I missed my September 1 payment. They started calling on the 6th. They have called every 48 hours since. They ask the same personal, harrassing questions... Are you looking for work? Why are you getting assistance? Why haven't you gone to United Way? How many interviews have you had this week? It goes on... and every phone call I tell them the same thing - first of all, it's none of your business. I have paid my mortgage faithfully for 12 years - including shorting my children on food, and I have worked some down-right crappy jobs to get us over the rough spots... WHEN I get the money, you'll be the first ones to know... but it never stops them. I've even asked them to do a research on the area, and find out what houses are going for here... Not what I owe, I know that much, if they go at all. We have a lot of houses with utility shut-off notices on them right now... And it's pretty scary.

Additionally, when I checked into a loan modification two weeks ago, I found out that they have reported me as late on 7 of my payments - NOT. According to regulations, they can't (for instance) count my September payment late until October 1. But that doesn't stop them. I'm powerless.

I've complained to the Attorney General - but I don't think that is going to help. They don't do individual representation. There has to be a "class" of people with the same problem.

Stressful environment
I worked for Homeq Servicing since January of 2008, my last day on payroll was September 12, 2008. I resigned after they wrote me up and threatened to do it again and fire me. Reason I had to resign because I am pregnant and I have had quite a few complications. I made my supervisor and Human resources aware of the issue and got on PDL ( Pregnancy Disability Leave) which should allow me to take time off when I need it. Since then, I feel like I have been put under more stress than ever by the Human Resources Person who complained about everything I brought from my doctors. All the notes, she said were wrong and she asked me to get specific hours stated on the notes, where my doctor could not predict when and how long I will be feeling sick. So after almost a month of being on bed rest they decided to call me and advise me that I am being written up and may get fired if I do not show up for work. At the time I had all the documentations from my doctor who allowed me to stay off work with the way I was feeling. I asked Homeq to change my work hours so that I don't get in trouble for missing so much, and I was told that there was not a shift like that available. Homeq has made it impossible for me to work there and I think most of it was because I got pregnant. They were mean and did not treat me fair at all. Furthermore, in my initial interview the supervisor who interviewed me asked a bunch of personal family related questions that did not pertain to my job or my abilities, which made me feel very uncomfortable. When I brought these issues up in the 90 day review, the supervisor was addressed, but she ended up taking her frustration out on me one was or another constantly getting me in trouble. There is a lot of double standard there and no one is treated the same.

Fraud and cheating
As a unhappy collections employee of Homeq Servicing here are some pointers for homeowners.

1 Do not take no for an answer, contact Hope Now Homeq will modify almost any loan if it comes from an outside agency. They will tell you your loan is not coded by the investor for a mod, this is crap I see them do mods all day long. They advise the employees do not offer mod if the customer does not ask for it.

They are offering rates as low as %, ask for an afford ability mod, also don't let them tell you that only adjustable rate loans qualify. I have seen fixed rate loans, both first and second modified. Also it seems if you are 2-3 payments behind, they are even more willing to modify and re capitalize the loan. The staff at homeq is very new, most people have less than one year with them in the collections dept, as It is such a bad place to work. Turnover is almost 100% within 6-9 months. Good Luck

No complaint
Wow, reading these complaints about Homeq servicing is pretty scary. I think I am going to check on other companies now before I find out first hand, because my loan was just sold to Homeq and see of I can get a better rate now...

I am not currently with the Homeq servicing company, but it is good to know that this website provides some insight as to the customer service of another company especially a home loan lender. I hope not to experience the things these other people are experiencing or have experienced. I have been a homeowner for about 25 years now and thus far, I haven't had any problems except with a high interest home loan, but that can be fixed within time.

Stay away from them
We finally sold the house that ended up under homeq servicing scumbags. I feel for all of you that are trapped with them. The only advice I can offer you is to keep on top of your accounts and try not to speak to them on the phone.

Our loan was sold to these scumbags. Our credit is excellent and we own another home with a local bank. Our local bank does not sell their loans. That is another key to peace of mind. Go local when applying for a mortgage and make sure they do not sell their loans.

As for the person who said they never had a problem, they are most likely employed by the scumbags and are not telling the truth.

It looks like we got away just in time as they sent a letter saying they did not like our insurance coverage. Luckily I knew what they were up too and got rid of them.

Terrible company
I have a flat interest rate, but I also get charged per day also. I have been asking if you have a flat rate why I am being charged more interest if I pay my payment before due date. Also if I am late I get charged more interest. They say I have to pay my payment on the exact die date, not a day before or a day after or I pay more interest. I asked how did I mail my payment to get there on the exact doe date? They said not there problem. I can not get them to tell me how do you get charged a flat interest rate and a day by day rate also.

I think these is the worst company ever, I hate the Homeq Servicing. I would never request these company to my worst enemy.

Lost payment
I became pissed when I sent a payment to them through the mail and they didn’t receive the payment for 6months after the fact. So I had to put a stop payment on the check which meant that I no longer had the Money for that month’s mortgage. They were also aware of that fact. That the check was lost in the mail. They didn’t check the date on the mail, when it was sent out.

Also that I cannot receive a statement with out requesting one. They have to have a request form for that should automatically be sent to us anyway. All the other mortgage companies that I have dealt with send out a mortgage statement.

Fraudulent foreclosure!
This Company is an evil, conniving, deceitful, rude, crooked and totally unfair. I have a first mortgage with EMC mortgage and HomEq is my second mortgage. I got behind two months on both mortgages because of medical and financial hardships. EMC worked with me and allowed me to catch up on my payments but not HomEQ. They started the foreclosure proceedings against and refused to accept my payments which caused my mortgage with them to get behind more and more.My position with my first mortgage is fine but HomEq has foreclosed and is trying to take my home. They only have a $25, 000.00 mortgage with me and EMC has a $100, 000.00 with me and is in first lien position. How can this company take my home if they are in the second position and I am current in my first position.

HARRASSMENT,OVERCHARGING
I TOOK OUT WHAT I THOUGHT WAS A SIMPLE LOAN FOR WINDOWS AND SLIDING I BROUGHT AT SEARS THROUGH THE MONEY STORE. THE LOAN CHANGED TO HOMEQ AND I WAS IMMEDIATELY HARASSESED THE SAME DAY THAT THE LOAN WAS DUE. I WAS CALLED SEVERAL TIMES A DAY AND THE LOAN WENT FROM 208.47, WHICH I COULD EASILY AFFORD TO 492.30 BECAUSE THEY NEVER SEEM TO RECIEVE MY INSURANCE INFORMATION THAT WAS SENT. I AM CURRENTLY SEEKING LEGAL CONSULT ON THE MATTER. THE WHOLE EXPERIENCE WITH HOMEQ HAS BEEN A NIGHTMARE.I HAVE FINALLY PAID OFF THE LOAN BUT AT A LARGER AMOUNT THAN WAS FIRST AGREED TO. WHAT A HORRIBLE EXPERIENCE WIOTH HOMEQ.
