unfair practices
I have used HomEQ “servicing” and have been put through hell!! Up until I recently has been the first time I was ever late with a payment for 2 years, then unfortunately was laid-off and have been catching up after being six months behind. In this time, I had been going back and forth with them trying to be approved for a loan mod. During the “back and forth” I was told to send in $1, 900 in order for them to open my account and view the files….they then, after taking the money of coarse, told me I was not approved for the loan mod. In the next breath they offered to re-open my loan mod files for an additional $1000. I send the money again nervously. Same thing. Now third times a charm…right?! Mind you, my money now gone, they approve the third time!!! I’m thinking yes finally!! Here’s what they did…. They said they’d approve my loan mod if I again sent money, (which hasn’t yet been applied to my actual mortgage) and get this: they said they would only approve if I signed a paper saying an additional $30, 000 was to be applied to my original mortgage total!! Then threatening me sated: it’s either sign the papers or loose the house. This should not be legal!! Now after taking care of my dying Grandmother in our home, I have no choice but to agree and sign. IF ANYONE HAS ANY SUGGESTIONS OR HELP IT WOULD BE GREATLY APPRECIATED!!!

Restroom Useage for Employees
Hi There,
Currently there are some employees at Homeq Servicing who believe they are being mistreated. There is a particular supervisor who does not allow for her team to use the restroom unless it is on there break time. If the associtate uses the restroom other than his/her break then they are warned and advised to obtain a written Dr's note allowing for them to use the bathroom as if they have a problem or for some medical condition which may not exist. Once the Dr's note is obtained, then the associate is to give the note to the human resource department who will then allow the useage under FMLA. First of all, what about women and that time of the month, this just doesn't seem right. Not too mention their is nothing in their company policy which states if an employee must use the restroom other than their break, that they are to obtain a written dr's note in order to allow it. Second, I beleive that with regards to useage for FMLA one who has just been hired is not allowed to use it unless they have been at the job for more than a year. Is this ethical? Not too mention this is not across the board, only certain supervisors seem to be allowed to get away with this. What is one to do?

They owe me thousands and aren't paying
Well i remortgaged to get rid of these useless people, they sent my title company a payoff figure.account was paid in full, they changed the payoff figure and kept thousands of my dollars. I am still trying to work with imbasils. They are a skeeming manipulative business that needs to be audited by the IRS and by congress and the senate. I want my cash. Just as I had paid them everyonth on time. I am lucky not to be in the positions of many but I can cirtinly see how they put many many families out on the street. They need to be shut down. Fined or made liable for the destruction they have done. Contact your senaror or congressman if you feel any of what I am saying hits home!! For it should really hit HomeQ.

Predatory Lender
This company has denied to modify my home under the Hamp program even though they participate in this program and receive government funding. They are in the business to take your property and could care less about the american people or they homes. There are thousands of complaoints about this company and somebody shold do something about this company. This company is one of the reasons why we cant rebound from our current state in this economy. The Barclays capital own this company and no consumer should purchase or buy anything that relates to this company or the owner of this company. Lets make a stand as american homeowners towards predatory lenders like the Barclays.

Fraud
Servicing is NOT what this Company does. They have failed to respond to a CERTIFIED LETTER and THREE requests on their web site for loan modification. They employ the use of FALSE information (yes I have this in writing) to stall. They have denied me a loan modification review ststing that my first mortgage is over $729, 750.00, when in reality, my loan amount is less than #300, 000.00. When I complained, they disabled my online account which allowed me to view details of my mortgage.

age discrimination
Worked for this company from 2001 until end of 2007, retired in 2007, but unable to find a part time position to supplement retirement income. This company advertised for a full time collections position and having worked in their Loss Mitigation department from 2001 until 2006, when I took a position in another department, made me more than qualified for the call center collection position. I submitted an online application and had I not previously worked for them probablywould have been called in for an interview due to my qualifications and experience as a collector. I definitely feel they would not consider re-hiring me because of my age. If you are 65 or over don't bother trying applying for any of the positions they post

HomEq illegally entered property & stole my pet duck!
Our home is in the process of foreclosure...we have NOT been foreclosed on yet so we are the property owners. HomeQ has set foreclosure dates and postponed them several times, which has been highly stressful!
My husband lost 2 businesses in this economy & I was out of work for almost a year. But we both have full times jobs just no where near the $ that we were making. HomeQ said there was nothing they would do for us, foreclosure was unavoidable. Husband works 80 + hours a week on commission only! It has been very difficult for us and highly emotional but we are hanging in there and trying our best to maintain dignity.
My husband & I have a pet duck. We've had her for 11 years & we love her like a person would love their cat or dog. She is always with us outside doing gardening, chasing bugs and being beautiful. She is black w/ irredescant green & blue feathers on her wings. Her name is Shad. She had her own house (a large secure duck-shed) that was clean, had lights, well hayed w/ food & water. She even had a radio to keep her company after our other pet duck of 10 years past away this past winter from old age and that devastated me, but I still had Shad to love.
Because of the foreclosure process we've had to move & found a place with a barn for Shad. But the barn needed to be secured from foxes, fishercats & other creatures that would love a duck dinner. At our old house we knew Shad was safe so we left her behind until we could secure the new barn. We visited her several times a week & she always had plenty of yard & pool time w/ fresh food/water & bedding. It has completely broken my heart to leave her behind and not have her with me but I knew she was safe. This has been very difficult on my whole animal family but we are all doing what we can. Our cat (18 years old) and dog (10 year old Great Dane) are adjusting to the new house.
As an old duck, she would always roam the yard for an hour or so and then waddle back to her bed...just not the young duck she once was but we loved her & cared for her. Recently she took to sitting by my feet and wanting her neck rubbed & scratched. She loved just sitting in the sun while I read closeby. She was such a joy and I've learned so much from her quiet nature and personality.
I stress that no foreclosure has gone through and we are the current owners of the property. HomeQ sent "someone" out to mow the lawn & prepare for an upcoming auction 3 weeks away. This "someone" called Animal Control about a duck in shed. AC came & determined the duck was healthy, had food/water/bedding & was safe so there was no reason to remove the duck. This all happened while we were away.
This weekend we were ready to move her to her new home. But b/c it was raining yesterday (she doesn't like rain - so much for duck weather) my husband went to check on her & we were going to move her today (sunny Sunday). When he got there Saturday, she was gone. Only a note/ph # from AC to call but they weren't going to be open until Sunday.
When we got to AC this morning, they confirmed they did not remove the duck for she was not in danger only they wanted to communicate w/ us about her being on the property. They were surprised to hear she was removed.
Our neighbor confirmed that the guy from the bank cut our lock & removed our girl in our cat carrier! He left no note, I don't know who he is or where my girl is. I've just spent all morning filing a police report & calling all the animal shelters & wildlife rescues & no one has recieved a duck or heard of a bank doing such a thing. Not to mention the humiliation I felt reporting someone stole my duck...to me, it's a big deal...to them the first look is, "you're putting me on, right??" Lovely professionals that they were, there is no easy way to file a complaint "My bank stole my duck!"
I am beside myself with worry! I am physically sick & contemplating going to the ER for chest pain but I know it's anxiety. The bank isn't open until tomorrow so I can't find out any info. The police don't know anything and the animal shelter confirms there was no reason to remove the duck, only they wanted to know our plans to move her into her new home.
We are doing everything we can think of to get her home, to find out where she is!
How can this guy come onto our property, mow our lawn & steal our duck?? Aside from pressing charges, I am so beyond upset, beyond worry. It's no different than if someone had a dog in the back yard in a kennel w/ food & water to come home & find the lock cut & their beloved pet gone!!! And can I afford to miss work in this economy?? companies are laying off left & right!! I'm afraid of loosing my job to take a day off to find my duck. Do companies even have a Leave of Absense for missing ducks?? I don't know what to do, who to turn to, or what.
Can banks now tresspass on someone's property and make judgement calls on what is abandoned & not abandoned?? Can they help themself to an "abandoned" stainless steel fridges? or stoves? light fixtures? Can they break down your doors and take your cats? or your beloved dog while you're at work? or in the process of moving? If you leave your cat alone for the weekend w/ plenty of food/water & litter boxes, did you abandon Fluffly?
Our neighbor told him we did not abandon the house or the duck. He got beligerant with her that he sees it all time working for the bank. She told him to leave our duck alone. We're not that close & she didn't have our cell #'s...I wish she would have called the police but the bank guy told her the bank owned the property (I stress, they do not!...yet).
As a kicker, we have a big dumpster in the front yard b/c we've been in the process of moving (no, we're not entirely out of the house yet!) and he told our neighbor to help herself in unloading all her trash (she had a basement flood) into our dumpster! Wasn't he generous!!??
I want this guy fired! I want to sue him for this pain I'm going through! HIM and the bank! I know this world is "sue happy"...I've never wanted to sue anybody for anything but I am SO ANGRY! I can't stop crying! I can eat anything! Can't anyone help me??

FORECLOSURE ISSUE
HomEq received my payment and sent it back to me so that it would look like I was 3 months behind and then followed up with foreclosure paperwork. They agreed to let me pay out attorney fees, etc over 6 months at $399 per mo. July was my last pymt. of additional $399 and I am now ready to fight!

Forclosure Procedures
I had the worst loan, an 80/20. It's my first home and I unfortunately trusted the lenders and agents I worked with to help me. Nonetheless, I fell behind in Nov. and Dec. and called to make arrangements. Keep in mind that this is my 2nd mortgage, the 20%. My first mortgage worked with me and everything was fine. HomEq told me that they had already sent me into foreclosure. I tried to work out something but they wouldn't accept anything. I told them that the 1st mortgage worked with me and they have the majority stake in the property. They acted as if they didn't know there was a 1st mortgage. The 1st mortgage told me that they were just trying to scare me. March came around and the foreclosure went through, according to HomEq. They sent a real estate agent out to offer me $1500 to move out in 2 weeks. I refused so they filed papers in court to evict me. I gathered all of my paper work and headed to court. I let them know that the 1st mortgage had not been satisfied by the 2nd. Since my loan was in good standing with the first, they couldn't evict me. The judge signed the order and I was out on the 6th of April. I told the 1st mortgage what had happened and they said I shouldn't leave, but I was not going to come home one day with all of my belongings on the front lawn! HomEq went in and secured the house and had it listed in MLS. I am not sure what happened, but they started calling again. I called back and they said I had 8 payments due. I said no, they foreclosed and the property is now in their possession. He said the foreclosured had been rescinded. I asked if it was before or after they kicked me out! He said it was rescinded last week.
So, I think they thought it would be an easy money maker. I only owed them $25, 000 and they thought they would weed out the 1st mortgage and make a killer profit. I don't think that the 1st mortgage was going to allow that, and that is why this is happening now.
And yes, I created my own mess. I am not blaming HomEq for me falling behind, but I do blame them for trying to take advantage. For those that can make every mortgage payment on time every month, I hope that you never suffer a job loss or major illess that could put you in my position.

Claim on Tornado Damaged Home
A Tornado came through our neighborhood Feb 10th, 09.
As a Contractor, I assisted a neighbor with suggested Suppliers and Sub-Contractor's. On several of the Invoices the Products or Services were billed to my Construction Co.. HomEq Servicing seem to release the first couple of checks, however, from that point on they stopped sending any further checks for payment to my Suppliers. These Invoices are sitting at 75 days without payment. We have perfect credit with ALL our suppliers and have NEVER been late. HomEq Servicing keeps making unreasonable requests from the Homeowner; Fax these docs, we didn't get those docs, resend docs, don't have all info from Suppliers, need all info or they can't pay any of them. They are as far as I am concerned a unethical Co., taking advantage of this Homeowner and putting my excellent credit at risk. If someone paid them late, they would just not cover you, but they think it ok to take a bad and difficult situation and make it worse by being impossible to deal with on any honest level. They should not be able to operate at all, if they continue to put undue stress on others by lieing and not doing what they say week after week. What a lousey way to do business. I hope none of them ever have to deal with a disater and deal with their own Company!! It is a crime what they have done!!!
