Forecloses on 2nd Mortgage for 125K loss
July 2009 – I had made payment arrangements with First Horizon to satisfy my past due amount of $ 5, 330.58. A payment in the amount of $ 1, 467.24 was made.

August 2009 – I tried to make the 2nd payment under the agreed upon terms and was rejected by the same representative that developed the re-payment terms. The reason given to me for this action “I was overruled”. I was not given any options and terms would not be discussed until my account was current. Total Due was $ 5, 330.58. I could not make this payment by the final deadline given to me – 09/21/09

November 2009 – I receive a Notice of Trustee Sale. According to the document, I was behind on payments from March 2009 and must pay a balance of $ 307, 905.76.

November 2009 - Phoned First Horizon to discuss any other type of payment options. None were given.

February 2010 – First Horizon purchases the amount due of $ 307, 905.76 for $ 240, 500.00. First Horizon pays Citicorp, the first mortgage lender, the total amount to satisfy the loan – approximately $ 321, 500.00.

March 2010 – First Horizon places the house on the market for $ 599, 000.00. The house is sold on the first day of listing within two hours for $ 599, 000.00. This property was appraised 13 months from the sale for $ 850, 000.00.

I do not understand how or why you are asking me to satisfy an amount of $ 136, 197.34. First Horizon made a decision to buy a piece of property, satisfy any lien holders, and then sell it below market value. The only asset I had to pay you back with is now gone. I have lost my 18 years of homeowner equity.

Loan modification fraud

That is the beginning of your own letter sent out to your customers.

That is also a joke.

I have been trying to talk with anyone who knows anything about the Loan Modification that I submitted the paperwork for back in February. Oh, but your paperwork will show it being received at the end of March because it took over a month to be uploaded into your system. When I was told that it would take 10 to 15 days to upload after it is received. I have called at least once a week, basically every time you leave a message on my phone telling me that I am delinquent in my payments, I call your company back to find out what is going on with the Loan Modification.

Normal calls include at least a 30 minute wait on hold.

Then I ask about my Loan Modification and your employees then proceed to tell me that it is under review. I have repeatedly asked that a note be put in my file for someone to please contact me and at least let me know where the Loan Modification is at and/or do I need to send more information to help the process.

I find it ironic that for the last 7 months I have not heard one word from First Horizon regarding the Loan Modification but I have received numerous letters telling me that my house will be foreclosed, that my case has now been forwarded to a Lawyer and I will be responsible for the cost. But the same day that I got the letter about the Lawyer and the cost of all of this I also received a letter from you stating that if I cannot afford to bring my account current that I should consider the following options and if I do it may delay or even alleviate the current legal action. One of the options to choose from is a Loan Modification which I have been trying to do with your company for 7 months now. So my questions is if a Loan Modification can delay or even alleviate the current legal action then why am I receiving letters that say that the necessary required documents have been forwarded to your Attorney to initiate foreclosure proceedings when in fact I am and have been trying to get a Loan Modification completed?

Please review my file, you will find that I did have 3 months of my Mortgage saved and I put that in my initial letter that I did tell them that I would become delinquent in July. That I have called repeatedly and have made no progress what so ever. I was not asking for the Loan Modification to be complete I was just asking for an update other then, "It is under review." I do not think after 7 months an update was to much to be asking for. The last employee of yours that I spoke with, Martine, said that she did not understand why someone has not called me back? That maybe I should resubmit my paperwork. She is telling me to go back and do work that I don't even know if the person reviewing my case even wants. I informed her that all the information is in the new packet that I sent and you have received 9/16/10, the packet is requesting to stop the Loan Modification and start a Short Sale.

I am now requesting a Short Sale. I am hoping that this process goes smoother then the Loan Modification. I know you received the packet that I sent on 9/16/10 at 9:54 am. I know this because as before I sent this with tracking. One of your employees informed me that your Loss Mitigation department can tell me if paperwork was received when it is received. I agrued with him telling him that I have been through this before and that I was told that it would take 10-15 days to upload in your system he said no that they will be able to tell me that paperwork was received. He was greatly mistaken because when I called to see if you have record of the paperwork that you received on 9/16/10, I was told that it takes 10-15 days to upload in the system, Martine told me that. My point to all this is that your employees who actually answer the phones are poorly informed and do not help your customers at all when we are requesting information about pending Loan Modifications. Other then to inform us, "that it is under review."

If my Loan Modification was truly assigned to someone and it has been under review for 7 months. Really how hard is it to establish debt to income ratio and if I can truly afford my home or not? Or at least contact me to let me know if I am missing paperwork or to let me know what is going on with the Loan Modification. I do not think that I am asking to much.

If you truly do stand by your own statement, "We listen, we understand, we care. Most importantly, we want to help you." I would think that my situation would be looked into and that I would be contacted and informed as to what happened with the Loan Modification and if you have record of at least receiving the Paperwork requesting a Short Sale.

Unfair Credit Reporting
Warning : AVOID FIRST HORIZON HOME LOANS AND BANK SERVICES AT ALL COSTS!!
I had a very bad experience with First Horizon, now owned by Met Life. Back in 2003 I obtained a home loan and they offered a slight interest rate reduction for opening a First Horizon Checking account, from which my mortgage payment would be drafted...I figured, OK, why not? BIG MISTAKE! my monthly payment went from my checking account (automatically) to the FH checking account, and finally to the FH Mortgage company. Trouble started when my car was broken into and checkbook stolen. It took MONTHS and countless hours of phone calls to get my new checking account number into their system. The two sides of their house (mortgage vs checking/bank) are completely dysfunctional and do not talk to each other, leaving the consumer caught in the middle and forced to solve problems. Finally got that issue fixed...three months later I received a letter stating I was 90 days late on payment and foreclosure would start!! I was shocked to say the least. I pulled up my online bank activity and verified the mortgage payment was withdrawn just like it should have been. So what's the deal? Their internal system brokedown and the money didn't go to the mortgage side of FH, it was left sitting in the FH checking account (this fact took SEVERAL phone calls and ~ 8 hours of my time to resolve). They finally fixed the glitch and pulled the money from the FH checking account. Then they had the GALL to ding my credit report!! and despite MONTHS of faxing bank statements to prove without a doubt that I PAID my mortage payment to the best of my ability, THEY REFUSE TO DELETE THE MARKS on my credit report. It is absolutely 100% their fault that this occured, yet they refuse based on god knows what technicality or reason. It is unconsionable, and is causing serious problems for me. Their customer service and 'Executive Response Team' have been HORRIBLE, arrogant, and without any concern whatsoever for the Customer - ME. I STRONGLY advise everyone out there to NEVER use First Horizon for any service or loan whatsoever. They absolutely do NOT care about you as a Customer. I am consulting with an Attorney on this and will be contacting the Attorney General in Texas and any other agency which can help.

Fee for online payment
I was VERY disappointed when I saw on the web page of the online payment option that a fee will start being assessed. I called first horizon and they said it would be 11.00... I fail to understand why a fee needs to be assessed. I am not going to pay online anymore.... It saddens me because I pay ALL my bills online and first horizon is the only one charging a fee now... I would think most companies would want their customers to use the internet for transactions because it is cheaper... Won't it cost more for first horizon to process checks now if many people will not use the pay online option anymore because of the 11 dollar fee and send in their checks instead..?? Too bad..This is a step backward...

Hopefully enough customers will complain and we can have free online payment processing again.

I feel as if I am being blackmailed
I have a problem with First Horizon. I have had a Home Mortgage with them for the past 6 years; and never had a late payment. I am currently paying my loan on line with them. I received a letter from them letting me know they were going to start charging a "convenience fee" of $11 in the future. They did offer me other options that are 'free.' I can join their bank. Or give them my bank and account number so they can withdraw the payment from my account. I feel as if I am being blackmailed.

Their letter states "The monthly automatic draft program offers a convenient way to have your payment deducted from your checking or savings account automatically - saving you the step of having to call us or go online each month to make your payment." If they want to charge a "convenience fee" they should charge anyone who wants that 'convenience'. I would prefer not to have anyone have access to my bank account.

Why can they do this and call it a "convenience fee"? The online payment will still be available. Why charge me $11 to transfer money from my account to theirs by myself but if I want them to do it is free? That makes no sense to me. Someone there is being paid too much to come up with silly ideas to make more money from the consumer who is left with little choice. So they blackmail us.
