Are any other owners, like me, at Villa del Palmar-Flamingos fed up with the annual 20% increases in maintenance fees for the last few years? Have you also been stonewalled by the operator when you requested reasonable explanations for the increases. Have you been insulted with the line "it's legal"? If so, contact me with your story. I'm a retired accounting and finance professional that has experience in exposing overcharges and dealing with difficult companies. This gentleman is a professional scam artist. He is originally from Spain and also has Swish nationality. He is bald, white man approx 5 foot 9 inches (1.70 mts) whoe wears glasses. He has arrest warrants in Spain, therefore when he goes and visits his family in Spain he goes in through Swiss Territory and then slowly finds his way into Spain.

We were deceived and lied to in order to illegally and unlawfully obtain $25, 000.00 U.S. dollars from us during our vacation. Last October the nhKrystalresort and I agreed to transfer my timeshare in Florida for their timeshare in Cancun. I returned to the resort within the 5 days and wrote a note stating that I was not in the market to purchase, but I would transfer at no cost to me.
I got billed through Bank of America for just under $18, 000 and never was sent the $19, 800 from nhKrystal for my timeshare. My sisters and I attended the travel show sponsored by the New York Times In February, 2008. Normally we were very carful about this kind of "package sale" by some saleperson, but because it's from New York Times sponsored travel show, we figure it's safe and reliable.

I deposited 2 MoneyGrams and they put a hold on them. 7 days later, they said that the moneygram does not have funds available! Then they said that the MoneyGrams went to the states. No one can tell me where in the states it was sent to. One month later, they call me to tell me that the MoneyGrams are on there way back to the bank it will take another two days. My wife and I went to Pto.Vallarta and decided to buy a timeshare at Royal Holliday Resorts; the sales man offered us that they were going to help us to sale another timeshare we own (Polo Towers Las Vegas) and with that money we could pay theirs; the total purchase price was $39000 usd and they supose to sale the one in Las Vegas for $24000; then it means I had to pay them the difference up front ($15000) and then in 90 days I would recive a check on my name of $24000 to pay the balance.

My husband and I were scammed by this company while on vacation (2/09) and agreed to sign over two timeshares we owened and pay an additional $14, 000 for 575 weeks of vacation. Everything they agreed to, but didn't include in the paperwork they gave us, was a lie.
If we don't pay them the money and turn over our deeds to the timeshares, they will try to ruin our credit.
I have contacted American Express in the hopes that they will help us fight this company.

This is a very long story that I am going to try and sum up, please avoid this company! If you have been or are in a similar situation, please start writing your local embassy asking them to step in and stop Sunset Beach Club from using such unethical sales tactics!

I paid over &15, 000.00 cash for a timeshare w/UVC at Villa Del Palmar. I was never told that the maintanence fee would go up &90-100.00 per year. I am now getting priced out of the membership. In 2005 I paid 555.00 per year and the sales person Jill THOMPSON, told me it "almost never goes up", because I specifically asked about this. I call them again and give me another cancellation number.

The NH Krystal Cancun resort in Cancun has the concierge call your room and invite you to a free breakfast to discuss "excursion options and to welcome the guest". Guest arrives at the appointed time and while you are eating breakfast, the concierge hands you over to another "agent" who discusses the amount of travel the guest normally does in the past 5 years. We were here in November 2008. We were told this was a 4 star resort, but it was not even a 1 star. The place is in horrible condition. Maybe in its day, 50 yrs. ago, it was nice, but it is dirty and just plain tacky and ugly. There were no resort "activities" as promised. We were stopped at the Puerto Vallarta airport after we got our bags and were told these people were from Apple Vacation and they wanted to talk to us about upgrading our stay, they told us that we were Premier customers and were eligible for this upgrade. On our last visit to Cancun we decided to prebook a taxi to take us from the airport to our hotel. On our two previous trips we had problems with the taxis we prebooked. El Cid is a pure rip off scam! They are a one way service. You pay and they take. The help desk will not return any complaint calls.
I find it incredible that a large company would embark on such a conspiracy of not responding to complaints nor acknowledging their written promises. We also purchased a 2 bedroom suite at Villa Del Arco, we love Cabo and go there a couple of times a year so we though it would be wonderful. WRONG! I have had the timeshare since 2007 and still am unable to book an actual week to use my 2 bedroom suite. I have banked my weeks for 2 years now and as of 2009 I called again. Royal Elite sends out faxes to companies offering great rates and then after sending non-refundable reservation money, they bait & switch you into having to attend a time share, charging extra for "seasonal" and paying extra fees (taxes) upon arrival. I recently vacationed in Playa del Carmen, Mexico. In order to get to the resort I was staying at I had to take a plane to Cancun and then a taxi into town. As soon as I stepped off the plane and into the airport, I was approached by a gentleman offering me private shuttle service and 3 tickets to Chichen Itza for less that the cost of a taxi ride into Playa del Carmen. I have been scammed by Mayan Resorts / Mayan Palace .. not once, but thress times!! This is due to sales practices which are designed to lure you into problem solving sessions each time you try to fix "omissions" on the contract from the last visit.
